WHAT IS THE MINIMUM LEASE TERMS?

LONG TERM CONTRACTS:

12 months

SHORT TERM CONTRACT:

Minimum 2 months

WHAT ARE THE REQUIRED DOCUMENTS NEEDED?

1. Proof of Identification: Government ID

If no government ID, school/company ID +NSO Birth Cerficate/NBI clearance.

2. Barangay Clearance of Home/Provincial Barangay.

3. Other requirements that IATF or Government may require for Pandemic Period.

WHEN IS THE UNIT CONSIDERED RESERVED?

Unit is considered Reserved when:

  • Offer sheet is signed and accepted.

  • Security Deposit and  Rental Advance are paid.

Process usually takes 2-3 working days.

IS WATER AND ELECTRICITY INCLUDED IN THE MONTHLY RENTAL?

No, Water and Electricity are separately billed , based on actual consumption , with own submeter.

For some properties with common toilets and facilities, water and electricity(in common areas) are fixed charge.

CAN I COOK INSIDE THE ROOM?

We allow use Cooking Appliances Limited to: Rice Cooker, Hot Water Kettle, Mini/Personal Refrigerator ,Oven Toaster, Multi-Cooker and Microwave, Subject to approval of Leasing office for wattage and condition of appliances.  

IS WI-FI FREE OF CHARGE?

Each tenant is given Free Basic WIFI, good for surfing and social media and is available inside room and entire building.

Optional 5, 10, 20 or 35 MBPS access also available at a monthly fee.

CAN I INVITE GUESTS?

We allow Visitors/Guests upon application of Visitor Pass  at the leasing office, processing fee applies.

IS THERE PARKING SPACE?

Yes, we have parking spaces (bicycle,motorcycle and car) for rent.  Please call leasing for pricing.

IS DEPOSIT AND RENTAL ADVANCE REQUIRED?

Yes, We Require 1 Month Security Deposit and 1 month Rental Advance.  

IS THERE CURFEW?

No, Officially our building has no curfew hours, We have 24 hour security guard, biometric entrance and cctv.

ARE PETS ALLOWED INSIDE THE BUILDING?

No. Unfortunately,We don't allow pets of any kind inside the building.

IS THERE AGE REQUIREMENT FOR TENANTS?

Yes, As a general rule we accept tenants 18 years old and above. ( for Junior and  Senior High, Please Inquire, we give some considerations when accompanied by a parent/guardian as room mate.)
